A buyer touring Willbrook Plantation for the first time usually leaves with the same mental picture: gated entry, Dan Maples golf course winding under live oaks, a private pool, and a golf-cart path toward the beach. It reads as a single package. Two homes on Oatland Lake Road at the same list price feel like the same purchase.
They aren't. The gate belongs to one entity. The golf course belongs to a second. The beach belongs to a third. The country club is a fourth. Each carries its own dues, its own opt-in decision, and its own consequences for what the address is worth to you. Two neighbors paying the same mortgage can be spending very different amounts every month, and getting very different lives for it. Before you write an offer on a Willbrook home, the amenity stack deserves as much attention as the square footage.
Willbrook Plantation sits west of US-17 in Pawleys Island, carved from two former rice plantations, with homes and homesites priced across a wide band. Listing inventory as of mid-2026 runs from roughly the high $300s for patio homes up to $1.5M-plus for estate homes in the Oak Point Estates section along Oatland Lake Road, with active listings on Chapman Loop and Allston Point sitting in between.
What that price does not standardize is the ownership structure sitting behind the gate.
The Willbrook Plantation HOA governs the community itself: the roads and bridges, the private clubhouse, the community pool, after-hours security, and the bulk services routed to every home.
Willbrook Plantation Golf Club is owned and operated by Founders Group International, the same company that runs more than 20 Grand Strand courses including TPC Myrtle Beach, Pawleys Plantation, and the Founders Club at Pawleys Island. The course sits inside the gate, but the club is not an HOA amenity.
Litchfield by the Sea is a separate oceanfront POA with its own private beach clubhouse, tennis, and fishing and crabbing docks. Willbrook homeowners are eligible for access, but the access is layered, not automatic.
Litchfield Country Club is a fourth, wholly separate club with its own membership rolls and its own dues.
Four organizations, one address. The interesting question is not what Willbrook offers. It is which of the four your household actually plans to use.
The Willbrook HOA is the only one of the four an owner cannot opt out of, so it is the right place to start pricing the amenity stack.
According to the HOA's own new-resident materials, the monthly assessment covers a bundle most buyers assume they will be paying separately:
Two services that many buyers assume are inside that fee are not. Water and sewer are billed by Georgetown County Water & Sewer, and electric is Santee Cooper. Neither surprises anyone. The one that quietly does surprise people: trash and recycling are contracted separately and billed monthly by the homeowner through Litchfield by the Sea, with a Tuesday pickup for trash and a Friday pickup for recycling. That is a small line item, but it is the first hint that Willbrook and Litchfield by the Sea are functionally intertwined even though they are legally distinct.
This is the friction most buyers do not see until closing.
Willbrook Plantation Golf Club is a par-72, roughly 6,700-yard Dan Maples design that plays under mature oaks and through preserved rice-field wetlands. It sits on the Waccamaw Golf Trail and the Hammock Coast Golf Trail, and it is bookable by anyone with a tee time. A homeowner in Willbrook has no automatic playing right on the course their kitchen window overlooks.
To play regularly, an owner buys a Founders Group membership at Willbrook. The membership brings the round rate down, adds an Honors Club card that extends discounted play across the Founders Group portfolio, and routes handicap services through Litchfield Country Club for an additional annual fee. Guests play at a member-guest rate, capped per round.
The practical effect is worth stating plainly: if you buy in Willbrook because you want to play the course three mornings a week, the mortgage is the smaller of your two golf-related decisions. If you buy in Willbrook because you like looking at the course from your porch, you can skip the membership and never think about it again. Both are legitimate uses of a Willbrook address, and they carry very different monthly numbers. The house does not tell you which one you are buying.
Willbrook markets itself as a beach-accessible community, and it is. The mechanism is the piece worth understanding.
Willbrook homeowners are eligible to hold beach privileges through Litchfield by the Sea, the gated oceanfront community a short golf-cart ride east. Those privileges include the private beach clubhouse, restrooms and showers, tennis courts, and fishing and crabbing docks along the tidal creeks. That access is what makes Willbrook feel like a beach community even though it sits on the mainland side of US-17.
The privilege is layered onto Willbrook ownership; it is not inherent to it. A buyer who assumes the beach is included with a Willbrook deed is close to correct, but not exactly correct, and the difference matters if the private beach clubhouse is the whole reason you are considering the community. This is a title-and-disclosure question worth putting in writing before you go under contract.
Consider two hypothetical Willbrook buyers looking at homes at the same list price.

It is the total carrying cost of the specific combination of memberships you plan to hold.
Is Willbrook Plantation gated with 24-hour security? Yes, entry is gated and the HOA maintains after-hours security. Roads and bridges within the community are private and maintained by the HOA rather than Georgetown County.
Can I play Willbrook Plantation Golf Club as a resident without a membership? Yes. The course is open to public tee times through Founders Group International. A resident without a membership pays public rates. A Founders Group Willbrook membership lowers the round rate and adds portfolio-wide benefits.
Does buying in Willbrook automatically give me a key to the Litchfield by the Sea beach clubhouse? Willbrook ownership makes you eligible for beach privileges through the Litchfield by the Sea POA, and the access has historically been treated as a natural extension of Willbrook ownership. The precise current terms should be confirmed in writing with the LBTS POA during your due-diligence period.
